Using present tense in the Depuis que - Ever since construction

I  believe the explanation in the Q&A for using the present tense in place of a conjugated verb should be part of the main lesson as opposed to surfacing in the Q&A as it is an important exception to the general grammar rule and subject of the lesson.

When it is a verb of being (rather than doing), the present tense is used. You can recognized these verbs if you can replace them with 'to be'.

Examples: Être, Paraître, Sembler, Avoir (Sometimes if describing a state of being), etc.
